A seven-building development as part of the East Frame Residential Development for Fletcher Living's One Central project in the Christchurch CBD. Like HMOA's Carriage Quarter Apartments, the concept for the site is based around a mix of units and building types adapted to suit the site, next to the popular Margaret Mahy playground and Ōtākaro/Avon River.

The development comprises 64 units; a mix of two and three-bedroom townhouses and one and two-bedroom apartments. The buildings frame a shared garden with a sunken courtyard connecting to the playground next door.

The larger blocks are justified to the East as a buffer to traffic and prevailing wind, while lower-scale blocks are oriented to views and connections to the West.

All living spaces face north or west or, for units on the northern boundary, towards Chester St and the Ōtākaro/Avon River beyond.

Local brick will be used on all of the buildings. The initial groundwork is underway, and completion is expected in 2026. HMOA is working with ENGCO Consulting Engineers on the project. 

Architects' update December 2025: There's been a lot of visible progress over the past few weeks, which will continue into next year, with the first townhouses going up quickly, leaving time and space for the larger apartment buildings. There are three cranes on site with a construction team working night shift (see construction image).
